Furthermore, we make no claims as to the capacity of the property owner to make a booking with the holidaymaker.
To the extent permitted by law, we, and third parties connected to us hereby expressly exclude:
- All conditions, warranties and other terms that might otherwise be implied by statute, common law or the law of equity.
- Any liability for any direct, indirect or consequential loss or damage incurred by any user
in connection with our site or in connection with the use, inability to use, or results of
the use of our site, any websites linked to it and any materials posted on it, including,
without limitation any liability for:
- failure of the property owner to perform or comply with any of the terms of any contract between the property owner and holidaymaker;
- loss or damage of any personal possessions at a property;
- any accident or incident occurring at the property;
- loss of income or revenue;
- loss of business;
- loss of profits or contracts;
- loss of anticipated savings;
- loss of data;
- loss of goodwill;
- wasted management or office time; and
- for any other loss or damage of any kind, however arising and whether caused by tort (including negligence), breach of contract or otherwise, even if foreseeable, provided that this condition shall not prevent claims for loss of or damage to your tangible property or any other claims for direct financial loss that are not excluded by any of the categories set out above.
This does not affect our liability for death or personal injury arising from our negligence, nor our liability for fraudulent misrepresentation or misrepresentation as to a fundamental matter, nor any other liability which cannot be excluded or limited under applicable law.

You are responsible for the content of any material that you submit to our site, although we reserve the right to review, amend or remove content and photographs you supply. We will not be responsible or liable to any third party for any content, or it’s accuracy, that you upload to our site, or any information you provide to us, or any user of our site.
You agree that any photographs, videos or other content or material that you submit to the site will accurately describe and present your property and will disclose any material defects. You also agree that it will not contain any of the following:
- incorrect or misleading information about your property;
- material that is offensive, pornographic, obscene, threatening, hateful or discriminatory or that could encourage the commission of a criminal offence;
- material that is defamatory or libellous;
- material that infringes the copyright or other intellectual property rights of a third party, or that breaches any privacy rights of a third party; or
- material which could be considered inappropriate.
Registering Properties
You must register any property individually if they are in separate locations. Properties situated at the same location may be grouped together; different rates will then apply.
Honouring Offers
You are solely responsible for ensuring that any offer you make is honoured. We will not be liable if an offer is not honoured, or is withdrawn or changed.

We reserve the right to remove from listings both email addresses and links to external websites that we feel are not appropriate, or act against the interests of us, or our customers.
Our liability and responsibility
We act merely as an intermediary between yourselves and holidaymakers. We make no representations or warranties regarding the capacity of any user of our site to make a booking with you.
Interruptions in our service
We will make every effort to maintain the continuity of our site, although errors, omissions, interruptions of service and delays may occur at any time. As a result, we do not accept any liability for any loss of continuity in service.
Links from our site
We accept no responsibility for the contents of any sites or resources, which are provided by third parties, through links from our site. These links are provided for your information only, therefore any loss or damage that may arise from your use of them, is entirely your own responsibility.
Termination Rights
Once your subscription begins, or is renewed, your listing will remain online for the entire subscription period. If you no longer wish for the listing to remain online, or you sell your property, please contact us and we can remove the listing, however no refund will be owed.
We reserve the right to terminate your subscription at any time and without notice if you are in breach of these terms and conditions.
